Noosa Council is proposing to amend The Noosa Plan for the Shire of Noosa. Draft amendments are currently on public display and the community is invited to provide feedback.
Submissions Close on 2 October 2015.
It is proposed to increase the minimum rear boundary setback for houses in an effort to protect the amenity of neighbours. While houses can be as close as 1.5 meters from the boundary now, depending on the size and dimensions of the lot, houses will be setback at least 3 meters with upper storeys setback further.
Noosa Council’s online Noosa Plan fact sheet asks:
“Will it be more onerous to build a house on an existing block?”
Their response is:
“In a word – maybe.”
Current requirements
The current requirements within the Noosa Plan for a Detached house rear setback is 1.5m for the first 4.5m of building height, then a further setback of 0.5m for building height to 7.5m in height.
The adjoining drawing now illustrates with the shaded area the proposed setback of 3m to a height of 4.5m, this means you have lost 1.5m in depth of previously developable land on your block.
The building footprint for your house to be designed within is now smaller on the ground.

The proposed setbacks go even further with any building height over 4.5m to be setback a distance of 6m. This is illustrated showing the impact on the 2nd floor of this dwelling.
This set back will now remove 4m of previously developable space at a second-floor level.
It will impact on building design, orientation for views, capturing of natural ventilation and passive solar design.
